Snap-Plate Mold Defender™
The short answer

Snap-Plate Mold Defender™ is a construction mold defender for the bottom plate: a water repellent, mildewcide and mold inhibitor in one coat, rolled over the snapped layout lines and the underside of every plate before the walls are stood. It is tested to ASTM G21, applied by the framing crew with a roller or sprayer, and changes nothing about layout.

FAQ

Questions about Snap-Plate Mold Defender™.

What is a construction mold defender?
A treatment applied during framing to the surfaces that will trap moisture after the walls go up and cannot be reached again. Snap-Plate Mold Defender is made for the plate line: the snapped layout lines on the deck and the bottom of every plate.
Why treat the bottom plate specifically?
Rain and snow land on the deck during framing and collect under the bottom plates. Once the walls are stood and the drywall is on, the underside of the plate is the one surface on the job nobody can reach again, so water that gets there stays there.
How is Snap-Plate Mold Defender applied?
Snap your lines as usual, roll three inches wide of the line, coat the bottom of each plate while it is on the deck, and stand the walls. One coat, roller or sprayer. The extra width past the plate footprint is what interrupts horizontal moisture movement into the plate.
Does it slow down framing?
No. It is about an hour on a typical house, done at layout, and the walls go vertical on the same schedule. Framers using it report no change to how their crews frame.
What test standard is behind it?
ASTM G21, the standard practice for determining the resistance of synthetic polymeric materials to fungi.
Who applies it, and what sizes does it come in?
The framing crew you already have. FireProShop shows them the method, and prefabricated walls from NorCal Lumber ship with the plates already treated. It comes in 1, 5 and 55 gallon sizes.
